Driveway Installation & Replacement Costs (2026)

Updated September 2026

A new driveway runs $7–$15 per square foot installed for asphalt or $9.86–$12.11/sqft for concrete — and on whole-job terms that's about $5,000+ for a ~600-sqft asphalt drive (NerdWallet: “a little over $5,000 on average”) versus just under $6,500 for concrete. Gravel is the budget outlier: $600–$1,800 per job for a typical drive (LawnStarter's $1,500 average). Below are the installed bands by material, the maintenance jobs (sealing, resurfacing, repair), and the full guide: how much does a driveway cost, plus the driveway cost calculator for a band sized to your inputs.

Driveway cost at a glance

Each band is verbatim from the driveway dataset, per source, with its unit shown honestly — per square foot for materials and line items, per job for gravel and sealing.

Material / jobBandUnitSource
Asphalt (new install)$7–$15/sqftinstalled, per sq ftReplacement runs $8–$15; union band $7–$15. NerdWallet splits labor at $5–$7/sqft + materials
Concrete (basic pour)$9.86–$12.11/sqftinstalled, per sq ftHomewyse "starts at" band, Sept 2026; May-2026 capture $9.59–$11.78 — in-cycle movement flagged
Concrete (stamped/decorative)$10–$15/sqftinstalled, per sq ft (finish premium over basic pour)A finish tier atop the basic pour — never averaged with it
Gravel$600–$1,800 per jobper job, size-tiered; national average recordedNational average $1,500; extremes $300–$60,000 — the $60k outlier excluded from the headline band
Pavers (driveway-grade)$5.35–$43.35/sqftinstalled, per sq ftTheSpruce span patio-grade to premium stone; the $14 typical is an assumption pending review
Sealing (asphalt)$355–$600 per jobper job; per-sqft rate recorded alongsideAvg $468; $0.88–$2.10/sqft; trade tier $0.75–$2.00 corroborates
Resurfacing$3–$7/sqftinstalled, per sq ft (sound base required)~40–60% cheaper than replacement; sound base required
Repair$3–$25/sqftper sq ft repaired; job-size rows recorded alongsideSeverity-dependent; asphalt patch pricing not captured (single-source row)
Removal / demolition$2–$6/sqftper sq ft, demolished + hauledThe line item under every replacement quote (single-source row)

Three honesty notes carried from the dataset: the concrete row moved ~2.8% between Homewyse's May and September calculators (in-cycle movement recorded, not smoothed); the pavers row spans patio-grade basics to premium stone and its “typical” is an assumption pending review; and the $60,000 gravel extreme (very large properties) sits 33× the typical band top and is excluded from every headline band. No material-lifespan claims appear anywhere on this page — the dataset carries none.

Cost by material

  • Asphalt — $7–$15/sqft installed. The value play: Angi books new installs at $7–$13/sqft and replacements at $8–$15 (replacement runs higher because the old surface must come up first); NerdWallet splits the labor component at $5–$7/sqft plus materials. Whole-job anchor: a ~600-sqft drive runs “a little over $5,000 on average.”
  • Concrete — $9.86–$12.11/sqft (Homewyse live, Sept 2026). “Starts at” is the page's own phrasing — treat the low end as the floor, not a quote. NerdWallet's whole-job anchor: “just under $6,500” for concrete versus ~$5,000 asphalt. A residential SERP capture books standard pours at $4,000–$10,000.
  • Gravel — $600–$1,800 per job (average $1,500). LawnStarter's size tiers: ~$600 for a single car, $1,500 the two-car national average, $2,000 for three cars. The extremes ($300 very small; $60,000 very large properties) are recorded but excluded from the headline band.
  • Pavers — $5.35–$43.35/sqft (TheSpruce). The band spans patio-grade basics to premium stone; driveway-grade pavers sit mid-to-high. The $14 “typical” in the dataset is an explicit assumption pending human review — driveway-grade paver pricing needs a dedicated source before it can be quoted tighter.
  • Sealing, resurfacing, repair — the maintenance layer: sealing runs $355–$600 per job (avg $468; $0.88–$2.10/sqft); resurfacing $3–$7/sqft at roughly 40–60% of replacement cost when the base is sound; repair $3–$25/sqft depending on severity.

What drives the cost

  • Material — the band itself: asphalt at the value end, stamped concrete and pavers at the top.
  • New install vs replacement. Angi's replacement band ($8–$15/sqft) runs above new install ($7–$13) because demo and haul-away sit underneath — removal runs $2–$6/sqft on its own row.
  • Base condition. Resurfacing at $3–$7/sqft works only on a sound base; cracked or sunken slabs push the job to full replacement pricing.
  • Finish tier. Stamped/decorative concrete ($10–$15/sqft) sits atop the basic pour — the same driveway, priced by finish.
  • Seasonality. The cluster is spring-summer seasonal (freeze-zone demand drops sharply off-season — a dataset flag); timing a quote can move it.
  • Property size (gravel). Gravel scales with driveway length: $600 single-car to $2,000+ three-car tiers.

Get local quotes

A band is the starting line, not the quote. The dataset's own flags are the argument for local bids: the pavers “typical” is an assumption, the concrete band moved in-cycle between May and September, and removal is single-source. Three written quotes on the same scope — material, area, condition, sealing and tear-out included or excluded — compare like for like.

Other home projects

  • Concrete driveway cost — poured concrete priced by slab size, thickness and finish (plain, stained, stamped, heated), with rebar, sealing, borders and the concrete-vs-asphalt comparison.
  • Garage doors — installed cost by size and material, plus repair costs from springs to sensors — the other half of the driveway-to-garage interface.
  • Roof replacement — installed cost by roof size, material, tear-off, and pitch — the exterior-envelope trade above the driveway.
  • HVAC — furnace, AC, heat-pump, and mini-split replacement cost by system type and efficiency tier.
  • Water heaters — installed replacement cost by fuel and type, from 50-gal tanks to tankless and heat pump units.
  • Windows & doors — window replacement cost by frame material, insert versus full-frame, and count.

FAQ

How much does an asphalt driveway cost?

$7–$13/sqft new, $8–$15 as a replacement (Angi, union band $7–$15); labor alone runs $5–$7/sqft (NerdWallet). Whole-job, a ~600-sqft drive runs a little over $5,000 on average.

How much does a concrete driveway cost?

Homewyse's live calculator starts at $9.86–$12.11/sqft (Sept 2026); NerdWallet books a whole concrete job just under $6,500 versus ~$5,000 asphalt. Stamped finishes run $10–$15/sqft on top of the basic pour.

How much is a gravel driveway?

$600–$1,800 per job for typical drives (LawnStarter; national average $1,500). Extremes exist ($300 very small; $60,000 very large properties) but sit outside the typical band.

Is resurfacing cheaper than replacing a driveway?

Yes — resurfacing runs $3–$7/sqft, roughly 40–60% cheaper than replacement, when the existing base is sound. Cracked or sunken slabs push the job to full replacement.
