What drives the cost

  • Fuel type. Electric is the cheapest to install ($600–$3,500 any capacity), gas lands mid-pack, and propane or oil units cost more.
  • Venting. Atmospheric chimney vents are the baseline; power-vent and condensing (PVC/stainless side-wall) venting adds work — a core driver of the tankless spread.
  • Size: 40 vs. 50 vs. 75–80 gallons. A 40–50 gallon gas tank runs $900–$2,500; the 75–80 gallon class starts at $1,100.
  • Code-required upgrades at swap. Drip pan, seismic strapping, expansion tank, and TPR discharge piping are commonly required during replacement — the dataset lists them as first-class cost drivers, not extras.
  • Permit and haul-away. Permit fees are jurisdiction-dependent and included in the like-for-like replacement unit definition; old-unit removal is included in tank replacements.
  • Conversions. Tank-to-tankless adds gas-line upsizing (gas line upsize: roughly $500 per Fixr tankless page (gas line 'is approximately $500'); other guides quote more for long runs), venting upgrades, and sometimes an outlet or condensate drain — which is why the conversion band reaches $6,698.
