Roof replacement costs
Updated September 2026
A roof replacement runs $375–$900 per square installed for architectural asphalt — the most common US choice — and considerably more for metal or tile. Below are the national installed ranges by material, what tear-off and pitch change, and two tools to go deeper: the roof replacement cost calculator and the full guide, how much does a new roof cost.
Installed cost per square at a glance
One square is 100 square feet of roof surface. Each triplet is low–typical–high from the roofing dataset. These are installed service costs — labor included — not manufacturer MSRP.
| Material | Per square | Per sq. ft. | Lifespan |
|---|---|---|---|
| 3-Tab Asphalt Shingle Roof Replacement | $300–$425–$550 | $3.00–$4.25–$5.50 | 15-20 years |
| Architectural (Dimensional) Asphalt Shingle Roof Replacement | $375–$550–$900 | $3.75–$5.50–$9.00 | 25-30 years |
| Metal Roof Replacement (corrugated / standing seam, installed) | $700–$1,250–$1,800 | $7.00–$12.50–$18.00 | 40-70 years |
| Tile Roof Replacement (concrete / clay, installed) | $700–$1,200–$2,000 | $7.00–$12.00–$20.00 | 50-100 years |
Asphalt rows cover the two dominant shingle grades. Metal spans corrugated through standing seam and tile spans concrete through clay, which is why those spreads are wide.
Get local quotes
A national range is a planning number, not a price. Compare free written quotes from local roofing pros — same scope, same materials — before you commit.
Compare local roofing quotesWhat drives the cost
- Tear-off and disposal. Removing and hauling away one asphalt layer adds $100–$200 per square ($150 typical) on top of the installed range above. Heavier existing roofs — wood shake, metal, tile, slate — cost more to remove, and a second layer roughly doubles the tear-off figure. Tear-off is usually bundled into a replacement quote rather than billed on its own line.
- Roof pitch and access. Steep slopes need more fall protection, staging, and slower labor. The dataset names pitch a cost driver but publishes no national percentage, so treat it as a qualitative factor that a contractor prices into the labor line.
- Material and profile. Moving from architectural asphalt to metal or tile is the single biggest lever on price.
Stories, complexity, decking condition, and regional labor markets move the total too — the full list is in how much does a new roof cost.

Next step: compare local quotes
The numbers above come from public cost guides. Getting two or three written quotes for the same scope is the only way to know your local price — free and no obligation.
