Foundation repair: methods and costs
Updated October 2026 · Data as of 2026-10-02
Foundation repair runs $2,035–$8,134 depending on the problem (about $5,000 typical). The first decision is the cause: a stable crack is injected; a moving foundation is underpinned. Below are the methods, installed bands by problem, and an insurance-coverage note — with the full cost breakdown in the foundation repair cost guide.
Cost at a glance, by problem
Each row is an installed band from the foundation dataset. Triplets are low–typical–high; rows marked single-publisher are directional, not cross-published.
| Problem / method | Installed band (low–typical–high) | Unit |
|---|---|---|
| Structural engineer inspection | $200–$300–$400 | per inspection |
| Crack injection (epoxy/polyurethane) | $200–$500–$800 | per crack (minor, injected) |
| Mudjacking / slab leveling | $903–$2,000–$3,192 | per project (slab leveling) |
| Leak / basement waterproofing | $500–$2,500–$7,575 | per project (waterproofing) |
| Slab foundation repair | $350–$5,000–$20,000 | per project (slab) |
| Pier-and-beam repair | $700–$8,000–$25,000 | per project (crawl/pier-beam) |
| Bowed / basement wall repair | $5,000–$10,000–$15,000 | per wall/project |
| Underpinning / piers | $9,500–$12,000–$15,000 | per project (piers/underpinning) |
| Settling / sinking repair | $4,500–$12,000–$20,000 | per project (structural) |
Honest notes: crack and settling rows draw on two publishers; structural-engineer, mudjacking, slab, pier-and-beam, basement-wall, underpinning and labor rows are single-publisher (flagged). Per-pier unit pricing is not published by the fetched sources — left unscored rather than invented.
What drives foundation repair cost
- Cause: water or structure. Sealing a crack ($200–$500–$800 per crack) is a fraction of lifting a settled foundation ($9,500–$12,000–$15,000).
- Foundation type. Slab, basement and crawl/pier-and-beam each price differently — a crawl space may need piers and joists; a slab may be leveled or replaced in part.
- Severity. A hairline crack is cosmetic; stair-step cracking and floor slope mean movement that requires engineered piers.
- Diagnosis first. A structural engineer inspection ($200–$300–$400) documents the cause — often required before an insurer or contractor will commit.
- Water management. Leak and waterproofing work ($500–$2,500–$7,575) is frequently the real fix — stopping the water that moves the soil.
Insurance coverage note
Homeowners insurance usually excludes foundation repair caused by settlement, shifting soil or poor drainage — carriers treat those as maintenance or pre-existing conditions. Coverage is more likely when a sudden, accidental event is the cause (a burst supply line washing out soil, a vehicle impact). Because the cause decides the claim, get a written structural-engineer diagnosis before filing, and photograph damage and drainage conditions. This is general context, not legal or insurance advice.

Contractor lead lane — placeholder
A vetted local-quote network for foundation repair is being onboarded (high-ticket structural work). This slot will connect you with licensed, insured foundation contractors once live. Until then: get a written structural-engineer diagnosis, then collect at least three written quotes that state the repair method, pier count where applicable, and warranty terms.

Estimate only — get local written quotes and a structural-engineer diagnosis. Observations are national installed bands from public cost guides, not verified contractor pricing. Bands are per-source, never averaged; single-publisher rows and the missing per-pier unit pricing are carried as the dataset flags them. Source concentration: three publishers (2 open flags on the underpinning row).
