Roof Inspection Cost: Paid Reports, Drone and Thermal Checks
Updated November 2026 · Prices checked 2026-11-06 — sources cited below.
A roof inspection averages $426, with a typical $307–$571 range in Fixr’s published guide. That is an inspection fee, not a repair allowance. SquareDash publishes a separate $150–$500 professional-inspection band; compare scope before comparing prices.

What are you actually buying?
A paid inspection should answer a decision: is there an active leak, what needs maintenance, or what evidence does a buyer or insurer require? Ask for a written scope, photographs, inaccessible areas and findings. A replacement estimate is not the same deliverable. Fixr’s guide was updated January 2025; its figures were checked again today, not relabeled as newly collected 2026 transaction data.
Choose the method for the problem, not the cheapest label
A visual inspection can cover the roof surface, flashing and penetrations. SquareDash lists ground-level visual checks at $150–$200 and a roof walk at $200–$300. Drone inspection runs $200–$400 in that same vendor guide and can help when height, pitch or fragile materials make walking unsafe. A drone image is not a view beneath the covering.
Thermal inspections are listed at $300–$500. Fixr describes infrared work as particularly relevant to commercial roofs or flat residential roofs without an attic. Ask what suspected moisture needs confirming and whether follow-up investigation is included. Do not add every method’s range together: these are different scopes, not mandatory line items.
Where the fee grows
A larger or complicated roof takes longer to examine. Steep slopes, multiple stories and delicate materials can require extra safety measures. Tell the inspector about skylights, chimneys and known leaks before booking. Fixr says attic access should be part of a thorough inspection, but some firms charge extra; confirm this in writing rather than assuming the exterior fee covers the underside of the deck.
A free roof estimate is not automatically an independent report
A roofer may offer a no-charge assessment to quote work. That can be useful, but ask who pays the inspector and whether the report can be used by your lender, insurer or buyer. SquareDash markets free satellite measurement and replacement pricing. Remote dimensions do not establish hidden moisture condition or replace a physical diagnostic inspection. Its paid-inspection bands are vendor-published, not an independent national survey.
Bring this checklist to the quote
- Identify the roof covering, slope, approximate age, access restrictions and symptom.
- Specify roof surface, flashing, penetrations, gutters, attic moisture and ventilation checks.
- Request photographs, written findings, limitations and a separate repair estimate.
- If certification is required, ask the recipient what credentials and report format it accepts before paying.
Photograph visible problems from a safe location. Do not climb a roof to save an inspection fee. After findings, use the replacement guide only if replacement is actually recommended; an inspection is not evidence that an entire roof must be replaced.
Frequently asked questions
How much should I budget for a roof inspection?
Fixr reports $426 average and a $307–$571 typical band; its wider low-to-high examples are $120–$800. Ask which methods and report are included.
Does an inspection include roof repairs?
No. Treat repairs and replacement as separate work unless the written quote explicitly includes them.
Is a drone inspection enough for a leak?
It may document visible exterior issues, but it cannot directly inspect beneath the roof covering. Ask whether attic or moisture investigation is needed.
